TRUE FLORIDA HOMES SURPASSES THE STANDARD

After a long career with major builders such as Lennar and Tavistock Development Company, Richard Maddalena left his position as division vice president for a major Orlando home builder to strike out on his own.

“I’ve been a homebuilder all my life,” he said.

In June of last year, Maddalena launched True Florida Homes, a company expected to attract buyers interested in sleek contemporary residences that include all the bells and whistles, minus the price tag.

This April, Maddalena unveiled True Florida Homes’ Breakwater model at 5545 Curtis Blvd. in Pt. St. John, an area where he plans to continue building on several lots, he has available for buyers. With 1,740 square feet under air, the three-bedroom, two-bath, oversized two-car garage Breakwater combines a contemporary exterior with West Indies vibes through the use of decorative elements such as Bahamian shutters and wooden corbels. An 80-by-125-foot site allows for plenty of elbow room.

“It’s much larger than the standard subdivision lots of 50-by-125,” Maddalena said.

Also out of the norm are the 10-foot ceilings, standard with True Florida Homes. The height goes only up from there. Maddalena also favors hardwood floors as the flooring of choice included in the cost.

Both interior and exterior doors are a soaring eight feet high, versus the traditional six-foot-eight-inch doors that have been standard in the industry for years.

Luxury living with True Florida Homes also includes upgraded quartz countertops throughout, Kohler fixtures, state-of-the-art Samsung Bespoke appliances, elegant tile in wet spaces and 42-inch wood cabinetry for the upper kitchen and laundry room cabinets.

Priced at $479,900, the energy-efficient Breakwater also includes R30 insulation on both air spaces and the garage and high-grade impact windows and doors from PGT Industries, a window company that has earned the highest hurricane rating in the Miami/Dade County area. The two-car garage arrives complete with plug for charging electric vehicles. First-year fees for alarm/automation by Alarm.com are covered in the purchase price for the homebuyer.

“We have a lot of technology as standard,” said Maddalena, who believes the home will be particularly attractive to workers at Kennedy Space Center, since not only is the house brimming with technology, but it is also conveniently located just 20 minutes away from their jobs.

Maddalena did not rush to start a building company, but rather carefully planned how he could best deliver what current homebuyers desire in a new house.

“Everything has been thought out, so it feels like a custom home,” he said. ” I consider the houses I build as my artwork.”
